Staten Island with a current population of 485,144 is typically a bucolic bedroom community with the majority of residences comprised of privately owned one- and two-family homes. Current average home value is $556,601. Of some 167,672 households, 47.3% are over the age of 55 with an anticipated growth rate in senior ownership of .63% by 2023.
There are few if any options for Staten Island’s aging population who are looking to downsize, or who no longer can or want to manage the day-to-day maintenance of a private home and who wish to stay near their families in the community they have established a life in. With such a large customer base, it is hard to imagine that there not more available product.
There is currently only one luxury 55+ community, The Tides, located in the Charleston section of Staten Island. The Tides is comprised of approximately 190 single-family homes. This 55+ community offers like aged people social activities, a clubhouse, a community pool as well as exterior maintenance in a beautiful waterfront setting.
For the aging population who may need a bit more care and services but are not in need of the medical assistance often associated with an assisted living facility or nursing home there is only one luxury independent living facility. Independent Living is for seniors who can administer their own medications and who can still tend to their own daily care. The Esplanade, located mid-Island, is a 137-unit private, full-service Luxury Independent Living Facility. Resident’s meals are provided in restaurant-style setting in a communal dining room and residents may participate in activities, shopping trips, etc. which are organized by the Facility. Comprised of studios and one-bedroom units which are all equipped with kitchenettes, there were a few studios available and a waitlist of several persons for one-bedroom units which we learned during our recent inquiry.
