We’ve seen a lot of changes in our world over the last few weeks.  From cancelled events to social distancing, our normal day to day activities have all been affected by the COVID-19 pandemic. If you are one of the many home sellers/buyers, you may be wondering how this will affect the Staten Island real estate market.  I spoke to Tracey Propora from the Staten Island Advance about the rapidly shifting real estate market and how technology is playing a big role.

Although that has been a trend we have been talking about for the past few years, there certainly has been an acceleration in the past few weeks. We anticipate many of the tools we are taking advantage of in the digital world – from virtual tours to virtual open houses, and from chatbots to geo targeted lead sourcing – will take center stage.”

Focus On What's Most Important and Let Technology Do The Rest

The use of technology allows us to focus on what is most important; the health and safety of every individual.  Virtual tours and open houses give a prospective home buyer the ability to view homes from the comfort of their couch. Not only is this a convenience factor, but it gives the home buyer a “sneak peek” into a house they might have otherwise overlooked.

According to the 2019 NAR Home Buyer and Seller Generational Trends Report, 98% of all potential buyers “frequently” used the internet to search for a home.  46% of those home buyers found 3D virtual tours “very useful” in determining which home they eventually purchased.  Real estate listings that used more visual content, like virtual tours, received over 400% more inquiries than those without visual content.  Recent studies also show that real estate websites containing a virtual tour generally generate 4 times more clicks and have a viewing time 5 times longer than other sites.
