Last month the Staten Island Advance reported that four of the top five neighborhoods for Staten Island homes sales are in the South Shore.

South Shore neighborhoods have a distinctly suburban feel offering large homes on tree lined streets, sprawling beachfront homes and smaller townhomes nestled into vast, wooded areas.  The South Shore offers beautiful parks and open space, chief among them is Conference House Park where you can tour follow trails to ancient Lenape Indian burial grounds or tour the house where General Washington met with leaders of the British army.

There are many reasons that South Shore neighborhoods are considered desirable.  As our own Mario Minelli points out in the article, this area of Staten Island offers new public schools, a variety of shopping options and fantastic restaurants that rival those found in Manhattan.

According to the article these are the top five neighborhoods for home sales with the average sale price per home:

  • Great Kills: 312 homes sold for an average sale price of $472,710.
  • Westerleigh: 186 homes sold for an average sale price of  $520,554.
  • Annadale:  180 homes sold for an average sale price of $554,461.
  • Tottenville: 143 homes sold for an average sale price of $635,153.
  • Eltingville:  139 homes sold for an average sale price of  $526,354.

Neighborhoods with the fewest homes sold were mostly contained in the North Shore of Staten Island in the neighborhoods of Ward Hill, Tompkinsville and Emerson Hill.

Minelli explained “This is because there is very little inventory.”

In the case of many of Staten Island’s older, North Shore neighborhoods, homes are often passed down to family members instead of offered for sale.

Demographics show that the average age of people living in Tompkinsville is 35.6 years of age while the average age of people living in Great Kills is 43.3 years of age.
