 Selling your home is an intricate and multifaceted process.

One of the main components that a sale is contingent on is a home inspection. You and your buyer can reach an agreement on an accepted offer but if the inspection goes south, the deal can fall through. Prepare your home for inspection by following these tips:

1. Check all of your appliances. Make sure that these appliances are in good and working order. 

2. Leave your utilities connected. This is a vital part of the inspection because the utilities are needed to assess the working condition of your home. It is important to leave pilot lights lit for your utilities. Any misstep in preparation can delay the inspection process which will in turn delay closing. Even if the home is vacant, leave the utilities on. 

3. Prepare the space for inspector. Make sure to clear out space around inspection points. There should be enough space around your water heater and furnace for the inspector to get a good look. Provide access to attics, garages, basements, exterior and interior electrical boxes and panels, and crawl spaces. Move boxes and stored items away from the perimeter of the room. If you have pets, make sure they aren’t present for the inspection, or have them crated. 

4. Clean up. Thoroughly clean your home and all inspection points. This includes outdoor inspection points. Remove spider webs, droppings, dust, and anything else that might come in the way of conducting an inspection. 

5. Maintain your documents. Have your repair documents that show improvements that have been made to your home. 

6. Make any necessary repairs.
