Working with an agent who is kind and likeable will only make this intimate process of selling your home better.

Assess the market.

Your agent will help you assess the market to discover what you can likely earn from the sale of your property. They will do this by researching recent sales and other listings of properties like yours. This will give a good idea of the demand for a home like yours and a dollar amount that correlates to that demand.

 Market your home.

This includes everything from staging your home to setting a competitive price. Your agent should have strategic methods of increasing the visibility of your home. Maximizing exposure of your property will assure that you receive the most capital for your property. 

Be negotiable. 

Your agent should be very strategic in pricing your home at a place that leaves room for negotiation. This is a pretty common practice. Be ready for people to submit offers below your asking. Speak with your agent about what would be fair market to receive for your place and what you should anticipate.  

Prepare for contingent offers. 

Sales often include various contingencies, including a home inspection. Be prepared to make necessary repairs as identified by the home inspection. Move!
