Real estate is a balancing act, if you put too much money into your home when you are getting ready to sell you may not recoup the costs, but do too little and you may have to settle for a lower price. Here are some upgrades that will get you the most bang for your buck. 

Class up the Kitchen 

The kitchen is the most important room in the house, but don't spend thousands redoing it. You want to update, not renovate. Repair leaky faucets, light fixtures, anything with a knob or handle, and cosmetics things like a burn mark on the counter. You will spend less and reap the benefits of a polished well cared for kitchen. 

Beautify the Bathroom

The bathroom is another high focus area for potential buyers. Just like in the kitchen, update anything with a knob or handle, fix leaky faucets, caulk the tub and re-grout the tile. If you can spare an extra couple thousand dollars, things such as installing new fixtures and updating counter tops with a more expensive option like natural stone may allow you to raise your asking price by $4,000 to $6,000. 

Tackle Clutter & Clean 

Dirt, smell and clutter are the costliest mistakes a home seller can make. The best part? It's free! Vacuum, dust, and wipe down every surface. Before showing, open the windows and shades to let the natural light and air in. To get rid of clutter store personal items such as family photos, mail and knickknacks out of sight. 

Fresh Coat of Paint 

Interior painting is a must-do, but it doesn't pay to have your entire house painted. Focus on scuffed or marked areas, but try hitting them with a magic eraser first. High traffic areas like the kitchen and bath or anywhere with bold colors deserve a fresh coat. Lastly, give your front door a fresh new coat. 

By spending a little to make your home more appealing you not only attract more buyers, but you also open up the possibility to bring in more money from your sale.
