When we sold the shopping center known as South Shore Commons to the Berman family back in March for Forty-One Million dollars, we noted big changes were on the way.  While we had satisfied both the buyer and seller, securing a sale price that was in lockstep with the market, we knew that if the new ownership team worked within the parameters of the exclusive Casandra Properties marketing and repositioning plan, there would be significant upside to be captured.

There is a new pilot program in East New York that may lead to the legalization of basement apartments in the area.  According to Crain's New York, the movement is an attempt to create more affordable housing in existing buildings. A hearing on the legislation, which has been in the works since the neighborhood in Brooklyn was rezoned, is set for Tuesday.  

 

While basement apartments are common in NYC, most are illegal as the units do not meet building and fire codes.
